What this means for an investor

Renovation carries a risk new-build does not: what you find once you open the building up. We survey before pricing, allow properly for what a survey cannot see, and report against that allowance as work proceeds. A renovation budget with no contingency in it is not a budget — and an asset whose location is good is usually worth resetting rather than replacing.
